I know you want to sell your house and and you might not want to put any more money into something you’re getting rid of…but it is truly an investment, even if the repair doesn’t increase the value of the home much.
Most people looking to buy a house are looking meticulously. They don’t want to see a leaky faucet, chipped paint, a damaged fence, or faulty wiring anywhere. They just want to move in and live their lives. The less problems they find, the more peace of mind they will have, and the faster you can sell your house. Think about it: how much money are you spending each month wile your house sites on the market? Every minor repair will be worth it.
And remember to look at your house with fresh eyes. Thee are plenty of small things you can live with, that fresh eyes will see right away. Consider having a friend come over and point things out to you. If they notice it, a home buyer will notice it too.
We have posted articles before on the importance of staging your house for a quick sale. Staging the house takes the imagination out of the sale. This is another topic we write a lot about; but it is crucial to a quick home sale. We know you want to make the most money possible, but just because you purchased your house at a certain price and put money into on top of that, doesn’t mean it is worth more than when you bought it. The housing market is an interesting thing. Do your market research and talk to a specialist such as a Realtor to make sure you are pricing the house realistically.
An article on Oprah.com Recommends having several brokers come out to the house to estimate its value. Ask them what price they would recommend if you want to sell the house in 30 days. Research houses similar to yours on websites such as Zillow, and see what those houses are selling for. This will give you a good idea of where to start.
